Uptown Worthington: New Sketch, New Trees

Uptown Worthington is moving forward, but with different trees.
After approving a preliminary plan in October, the East Whiteland Board of Supervisors granted conditional approval to a revised master plan at its Nov. 14 business meeting. Representatives of developer Brian O'Neill requested waivers that would allow some leeway in the species of trees planted.
Uptown Worthington will include over 1,700 new trees, according to Lou Colagreco, a land use lawyer representing O'Neill Properties.
But the outdated township ordinance specifies tree species that are susceptible to disease, are not marketed locally or are incongruous with the project, Colagreco said.
The Board of Supervisors approved the plan with waivers, subject to recommendations from ARRO Engineering. The supervisors also indicated an interest in updating the township's ordinances regarding trees.
New Sketch
A new artist's rendering of the Uptown Worthington was unveiled at the meeting (see above). The supervisors noted a change in hue.
"It used to be red brick, now it's changed colors," board chair Virginia McMichael said.
"Cream... [the developer] likes the limestone," Colagreco said, adding that the development would include a variety of materials.
Slightly smaller retail component
Guy Wolfington, a development manager at O'Neill properties, said the project is slightly smaller than was planned a few years ago.
"[It has] the same amount of residential units. Retail is down a little bit, not much. And the office has stayed stable at 235,000 square feet. So, the real diminution of square footage is mostly due to retailers," Wolfington said.

red brick is probably more expensive, but would look nicer and fit into the area better (as many homes over 100 years old in Malvern are red brick). This place is huge. It's exciting - I just hope it's not empty.

I agree, red brick would fit better in the community, and look better. Cream is too light of a color, it will show every stain! I am very excited about this project as well, I look forward to what is coming to our backyard.

Has there been a commitment to lease or occupy in some way any of these conceptual buildings? I saw O'Neil's wish list of tenants, are any actually committed to occupy. Or are zoning changes being made in order to sell off the property?

wow, talk about a lack of color! Cream will be grimy quickly near 202....Limestone? never happen, probably the wall materials are drivit or glazed CMU...huge savings over brick. let's hope there is a little green space someplace on the overall plan. everyone seems excited over this....perhaps for the shopping but not the beauty....we may have a case of buyers' remorse when the shopping/dining charm wears off.

Yup, cream will be grimy... and quick. I also hope there is some green space. I know there will be lots of trees, but hopefully a small playground/park area would be nice.

Absolutely and not a great track record so far-----perhaps we will all be happily surprised....we want businesses to be successful, failed businesses bring the whole area down with it.

While I am fully supportive of this project I find the new plan to look very uninviting as it appears to be very stark and cold. Nice they will be putting in trees, but the new look does nothing to add to or complement the surrounding community.

FWIW, I'm more interested right now in what is planned for the traffic patterns. The current rotary is okay as temporary but the exit out of the Wegman's parking lot is a nightmare. Same with trying to leave the Ruby Tuesday or Wawa parking lot onto Matthews road. As for the building exteriors, hopefully that will change from this monochromatic appearance. Mixed media facades would be much more appealing than the sterile look in this picture. I'm all for the trees but don't make the mistake of planting them, too close together or in the middle of median strips where they block line of sight in a few years.

I hope the township negotiated green space in the deal. Building it or asking for it after the fact won't happen. We just improved a community park in Malvern, Greentree Park, with brand new playground equipment - half paid for by the township and the other half, one dollar at a time, from the residents and local businesses. Willistown doesn't have large corporations or land development like this to seek sponsorship, but East Whiteland certainly does and hopefully is going to require a certain amount of green space for a park, playground etc along with this project. It would be a nice compliment to the Chester Valley Trail.

The supervisors seem to be more friendly with the developers attorney regarding the trees than seems fit. it seemed like rubber stamping to me.

East Whiteland does not have a ladder truck at its fire department to reach the taller buildings. Is the Paoli fire department responsible to respond to fire calls at the site? I'm guessing that the apartments are the same type of wooden structures that were built and burnt in Conshocken. Is there new equipment or a fire substation proposed for the site? If not I would guess any upgrades to provide proper life safety considerations would be up to the township at a cost to either the fire department or the taxpayers.

Our zoning ordinance had height limits that took into account fire fighting equipment but then the township allowed this greatly increased exception. Paoli and other main line companies have ladder trucks so they would respond with EW. The new fire station is planned for the township bldg land on Rt. 401, a substation near the corporate parks would be ideal and promised by developers in the past and never built. We seem to be at the developers' mercy for contributing to things like substations, green space etc....and in these tight financial times they are not going to chip in voluntarily. Good point on the construction--those buildings in conshohocken were practically brand new and burned rapidly. Scary.
